The use of precast concrete in the Dulles Station Parking Garage satisfied every need Cooper Carry Architects had on this project. WRIT Dulles Station LLC, the owner, set a goal of creating a handsome garage façade that would be compatible with their new office building. After several studies, Cooper Carry Architects chose to relate to the proportion of the punched openings of its adjacent office building. This was achieved by creating a perimeter shear wall with a texture of different planes developed in the casting of the modular precast concrete panels. This perimeter wall eliminated the perimeter columns from all of the parking spaces. The clear span of the precast concrete created a highly functional garage with parking spaces unencumbered by columns.

Of course cost was an issue and the use of a total precast concrete system proved to be an economical solution that met the Owner’s budget. The precast concrete also adapted to the need for the deck to be expandable with a future office building planned next door. Precast concrete allowed the planning of the deck to be easily expanded to accommodate parking for a future 12-story building.
