PROJECT OVERVIEW
City and county officials in Norristown, PA, examined ways to boost their downtown by adding modern parking and retail options. Their solution was a mixed-use parking facility with first-floor retail spaces decorated with a variety of designs created with architectural precast concrete panels.

PRECAST SOLUTION
The $17-million facility boasts ornate storefronts and metalwork that added to the area’s aesthetic qualities. The exterior façade is highlighted by two architectural precast colors, as well as several levels of sandblast finish. Two colors of thin brick also were used, breaking up the large scale of the building.

The structure provides parking for 483 cars on four levels and 6,500 square feet of retail space along both streets.
